As we return to a “new normal” during Covid-19 the property market has sprung back into action and, according to Rightmove, a whopping 44% of properties launched in England since the market re-opened on 13th May have secured a buyer. Great news! So, how do we make sure these sales get over the line for all those involved?
Planning and/or permitted development rears its head in the vast majority of sales. It can affect everything from a house extension and erection of a garden shed to the creation of garden land but when is planning consent required? Is it really permitted development? Is your client purchasing something which could still potentially be enforceable? The vendor got planning, but did they comply with the conditions? If there is an issue, how can it be solved? The simplest of schemes can, understandably, raise a lot of questions. Being well placed to tackle these can be the difference between a sale progressing smoothly or a sale failing. Preparation and understanding is key for all those involved.
